Below, you will find the instructions and criteria required for applying to rent a property we manage.

General Application Requirements
Each adult (18 years or older) must complete a separate rental application.
Incomplete or unsigned applications will not be accepted.
Cosigners are accepted only under extraordinary circumstances and must submit a separate application.
Caregivers for disabled applicants must be at least 18 years old and sign a caregiver agreement. No income or credit screening is required if they are not financially responsible for the lease.
Requests for accommodation due to a disability must be submitted in writing. If the disability is not apparent, third-party verification may be requested per HUD guidelines.
Assistance animals must be disclosed in the application. If not readily apparent, verification from a healthcare provider may be requested.
Applications are reviewed based on objective criteria once complete, not in the order received.
A valid government-issued photo ID (driver’s license, passport, etc.) is required.

Application / Processing Fee
A $50.00 non-refundable application fee is required per applicant.
Cosigners must also pay the $50.00 fee.
This fee covers the cost of credit, criminal, and rental history processing.
Basic Qualification Criteria
Applicants are evaluated on the following criteria:
Income
Verifiable, legal income is required (e.g., pay stubs, tax returns, SSI statements).
Third-party subsidies (e.g., Section 8) are accepted and included in income evaluation.
Credit/Criminal History
A minimum credit score of 600 is required.
External credit reports submitted by applicants are not accepted.
Criminal background checks will be conducted in accordance with HUD guidelines. Convictions that present a clear risk to resident safety or property may result in denial of the application.
Rental or Ownership History
At least two years of verifiable rental history or homeownership is required.
References from family members are not acceptable.
Poor rental references may result in denial.
Application Status
Applicants will be notified of their application status within 3–5 business days, unless additional documentation is needed.
If approved, applicants must sign the lease and provide the required deposit to secure the property.
If any applicant within a group is denied, it may result in denial of the entire group.
Providing false or misleading information is grounds for immediate denial.
Applicant Responsibility
It is the applicant’s responsibility to inquire about any unclear requirements.
Approved applicants must submit the required holding deposit or security deposit and complete lease signing within the specified timeframe.
