Question 1: How do I apply for a rental?

Visit the property’s online lisng and click “Apply Now.” Each adult must complete a separate

applicaon, upload required documents (ID, income verificaon), and pay the non-refundable

screening fee.

Question 2: What is included in the tenant screening?

We review credit, conduct a criminal background check, verify income/employment, and

contact past landlords. This helps maintain a safe, respecul living environment for all residents.

Question 3: What is the typical lease term?

Most leases are for 12 months. Shorter or longer terms may be available depending on the

property. Terms will be clearly disclosed before you sign.

Question 4: How much is the security deposit?

Typically equal to one month’s rent, but may vary. It’s due upon lease signing and must be paid

in full before keys are released.

Question 5: Are pets allowed?

Pet policies vary by property. If pets are permied, addional fees or deposits may apply.

Unauthorized pets are a lease violaon.

Question 6: How is rent paid?

Rent is due on the 1st of each month and must be paid through your secure tenant portal. We

do not accept cash or personal checks.

Question 7: How do I report a maintenance issue?

Submit requests through the tenant portal. Emergency issues are addressed 24/7—please call

our emergency line if it’s aer hours and involves safety or major damage.

Question 8: Can I make changes to the property?

All changes—painng, mounng TVs, installing fixtures—must be approved in wring.

Unauthorized modificaons may result in charges.

Question 9: What if I need to break my lease early?

Refer to your lease’s early terminaon clause. Typically, you must give proper noce and may be

responsible for a lease-break fee or connued rent unl re-rented.

Question 10: What should I do when moving out?

Return the property in clean, broom-swept condion with all personal items removed. A move-

out checklist will be provided to help ensure the return of your security deposit.
